What are planning conditions?

If your application is approved, conditions are usually imposed. Typical conditions might include:

  • A requirement to start work within a set timeframe;
  • A restriction on the number of caravans and mobile homes;
  • A restriction on the size of commercial vehicles (normally not over 3.5 tonnes);
  • A restriction on business activities;  
  • A requirement for details such as landscaping or drainage to be submitted and approved before work starts. It is essential that the conditions are discharged (dealt with) before you start work. If not, then the Local Planning Authority (LPA) could take enforcement action.

Sometimes where (retrospective) planning permission has been granted after the development has taken place, the conditions will require things to be done within a certain period of time. It is really important to make sure that this is done as the wording of the condition can require you to leave the site if you do not comply with it.
